FSS is a large, dynamic team that operates very much like a family which is owned by Partners, Simon Croft, Richard Smailes and Dan Brumfitt.  Our Lettings Department is the largest in Harrogate with a portfolio well in excess of 1000.  We are seeking persons to help us maintain our reputation and first class service to our clients.

FULL TIME – RESIDENTIAL LETTNGS CO-ORDINATOR

The role involves preparation of Inventories and Schedules of Condition, checking tenants out of property, liaising with tenants and landlords at the end of the tenancy term and agreeing deposit deductions, conducting property inspections, accompanied viewings, preparation of property particulars and floor plans dealing with landlord and tenant maintenance requests and general support.  

 

You will spend 75% of your time out of the office, dealing with tenants, landlords and contractors and properties so will need to be happy with lone working.  You will be empowered to make decisions and therefore you will be self-motivated, confident and use your initiative.  Personal development is important to us, you will be supported to progress.  Full training and the opportunity to study for professional qualifications will also be offered.  

 

A full clean driving license will be required and you will need to provide your own vehicle of which business mileage will be covered.

 

Full-time Monday to Friday 9.00am to 5.30pm, with one hour for lunch, plus one Saturday in four 9.30am to 12.30pm. 

FULL TIME – RESIDENTIAL LETTNGS NEGOTIATOR

The position is dealing with viewing appointments, negotiating tenant applications, booking valuation appointments, liaising with current and potential landlords, dealing with general enquiries, assisting with maintenance requests and helping to manage our portfolio of over 1,000 properties.

 

The successful candidate will be expected to assist our expanding residential Estate Agency, Commercial and Auction Departments and be a “team player”.  The applicant will ideally have experience in the property sector and be familiar with at least one of our disciplines, however, full training will be given and therefore may suit an applicant currently working in a sales type environment, e.g. retail.

 

The successful applicant will be computer literate and be used to dealing with bespoke software packages.  They will be firm but fair and be confident dealing with all sectors of society.  They will also have an excellent telephone manner, be client focused and have a current full clean driving licence.

PROPERTY MAINTENANCE ADMINISTRATOR

We have a position within this busy department for a Property Maintenance Administrator to join the Property Maintenance Team and to be responsible for instructing contactors and liaising with landlords and tenants to attend to repairs, and maintenance co-ordination for over 1000 residential lettings properties. 

 

The applicant will liaise with landlords, tenants and tradesmen contractors to ensure properties are fully maintained and repaired and that all statutory obligations are met including gas and electric certification and provision of smoke and carbon monoxide alarms.  The successful applicant will be organised, have good mediation and negotiating skills, ideally have a basic general maintenance and property construction understanding, as well as being able to work in a busy environment and be able to operate a property maintenance computer software.   There will be a requirement to visit properties, therefore, a driving licence will be required, a pool car will be available

 

The hours of work are flexible and can be three full days 9.00am to 5.30pm, or, the same hours spread out over 5 days.  Plus one in four Saturdays 9.30am to 12.30pm.

 

PART TIME -ACCOMPANIED VIEWER

We have an opportunity for the above position which will involve accompanying potential tenants and purchasers to view available properties within our portfolio, including providing office staff with feedback for clients. 

 

The  applicant will be a responsible well-presented person with an interest in all types of property, a good attention to detail and have a friendly engaging personality.  You will spend 75% of your time out of the office so will need to be happy with lone working.  You will be empowered to make decisions and therefore you will be self-motivated, confident and use your initiative.

 

Hours of work are Monday and Tuesday 9.00am to 5.30pm, with occasional extra hours by arrangement.

 

A full clean driving licence will be required, and an automatic pool car is provided
