Grade II Listed Spacey Houses Farm has characterised the southern approach to Harrogate since the mid 19thcentury and is an important farmstead development with a rich history. Its sympathetic conversion into 15 unique homes has enhanced the settlement, which lies adjacent to the A61 at Pannal.
In 2016 FSS was instructed to sell the entire portfolio of converted cottages and farm buildings. Our knowledge of the local market and, in particular, our understanding of the property development market through our auction and surveying experience, meant we were able to value each one accurately and market them effectively.
The properties comprised two, three and four bedroom houses which retained many original features. Early purchasers were able to specify decorative finishes and kitchen and bathroom fixtures and fittings but even those buying the last remaining properties were impressed by the attention to detail of the interiors.
We were confident that these unique homes would attract plenty of attention. Their location on the main approach into Harrogate from Leeds, close to Pannal railway station and the 36 bus route, was a real benefit. Furthermore, these were individual character properties with stunning original features including open trusses and beams, double height open ceilings and curved walls. All properties had an outdoor space, whether it was a garden or a courtyard, and each property had designated parking.
Our sales team handled lots of enquiries and worked hard to maintain excellent communication with interested parties, organise viewings and keep the developer fully informed throughout.
The entire development of 15 properties, ranging from four bedroom character cottages with an asking price of £525,000 to a two bedroom brick and stone cottage for £175,000, was fully sold and completed within six months. Our accurate valuations, understanding of the local market – in particular with regard to conversions and property redevelopments - and of course our outstanding residential sales team meant this developer was able to realise the investment made within months rather than years.
